Do first-time buyers pay stamp duty?
Not on the first £300,000 of a property up to £500,000 in total — you pay 5% on the portion between £300,001 and £500,000. Above £500,000 the relief is withdrawn entirely and standard rates apply to the full price. You must not have owned a residential property anywhere in the world before.
Is there extra stamp duty on a second property or buy-to-let?
Yes — a 5% surcharge applies on top of the standard rates, on every band, for any residential property that will not be your only or main home.
When is stamp duty actually paid?
Within 14 days of completion. In practice your solicitor calculates the exact figure and pays it on your behalf as part of conveyancing, then reclaims it from you.
Can stamp duty be added to the mortgage?
Some lenders allow it, but not all, and you'll pay interest on it for the life of the mortgage. Paying it as a cash lump sum on completion is usually cheaper overall.
